CITY PRADIUM, Gangnam

This project began when Junglim Architecture secured the design rights through an invited design competition. The project’s feasibility hinged on maximizing the area for residential facilities with strong sales potential, so the plan sought to contribute to enhancing the corporate brand image by elevating residents’ pride and value.

Given its highly visible urban location at the Yeoksam-dong Gyeongbok Apartments intersection along Eonju-ro, the building features landscape-driven façades utilizing vertical louvers on both the front and rear. The “officetel” cluster, responding to the residential complex on the east side, is planned as low-rise buildings of similar height with greens and rest areas placed at the courtyard, creating a pleasant living environment while forming a skyline harmonious with the surrounding city. 

Meanwhile, the site straddles commercial and third-type general residential zones under the zoning regulation, making the application of weighted average calculations for floor area ratio (FAR) and building coverage ratio (BCR) a critical issue. By proposing to divide the site for weighted average computation, approximately 4,000 sq. m. of additional floor area was secured compared to the original baseline.
