The Block A35 of the Yeongjong Sky City housing site in Jung-gu, Incheon, is a development that had been suspended following the 2009 global financial crisis. Junglim Architecture resumed the project in 2016 after being commissioned to carry out the revised business plan approval service. Located at the entrance to Yeongjong Sky City just beyond the Geumsan Interchange on the Airport Expressway, the site stands to benefit from the planned opening of the Third Connecting Bridge linking Cheongna International City and Yeongjong Island, which is expected to enhance transportation accessibility.
During the site planning stage, cross-shaped view axes were established through the square-shaped plot, complemented by a grid system of wind corridors interlacing the residential buildings. The landscape design was developed in alignment with these spatial principles. Low-rise residential buildings were placed along the perimeter adjoining nearby schools and buffer green zones, while high-rise towers were concentrated at the center, achieving compliance with the 21-story height restriction and ensuring a harmonious skyline.
A distinctive design feature lies in the introduction of the terrace concept. The “Terrace House,” characterized by projecting the first and second floors of ground-level units, provides open spaces where residents can enjoy outdoor views. Terraces were also incorporated into auxiliary facilities such as the sunken plaza and bridge, extending the horizontal terrace concept vertically to include the green roof.
