Located in Bongdam, Hwaseong, the Jungheung S-Class Eduforet project was conducted simultaneously across four blocks in the Bongdam District 2 of Hwaseong City, Gyeonggi Province, as requested by the client. The skyline and layout were finalized considering all four blocks, and three buildings on the east side of the C-1 block site were designed in a terraced manner to alleviate the imposing feeling experienced at the nearby middle school across the 20-meter road.
This complex is the only large unit-sale complex within the C-1 block, planned for a total of 707 units, each with an area of 99 sq. m. To accommodate the expected traffic volume of approximately 1,300 vehicles upon entry and exit, access points were provided on both the east and north sides. Given the long north-south shape of the site, predominantly south-facing buildings created a strong east-west view axis dividing the 20m-high eastern main road and the 29.9m-high terrain.
Among the plazas formed at different site levels, the 26.1m-high plaza, through which the main entrance route passes, serves a public function, while the 29.9m-high plaza has a semi-public character. The approximately 4m level difference between these plazas accommodates community facilities such as a fitness center, a senior citizens’ center, and a management office, preventing inconvenience in the use of the complex caused by spatial disconnections due to site level differences.
