The planning process began with the goal of overcoming the inherent limitations of a repetitive grid layout—which could otherwise result in a monotonous design—and creating a distinctive space.

Due to the nature of private development projects, the site—which is difficult to develop as a unified whole—exists as an irregular shape outside the grid and borders a narrow existing road (8 m). Post-development, the site faces numerous issues due to the intermingling of vehicular and pedestrian traffic, presenting the challenge of wisely navigating the relationship with adjacent buildings on land excluded from the development. Furthermore, given the nature of mixed-use projects that prioritize extreme financial efficiency, the placement of commercial spaces on the lower floors took precedence over outdoor spaces, while the immediate challenge was to secure a minimum level of livability within a densely packed urban area.
