From the outset, this project was planned as a rental office space. Consequently, the program had to prioritize the commercial needs of the client and tenants over architectural design considerations.
Although the project’s direction was initially ambiguous due to stringent regulatory conditions, a site context overflowing with surrounding elements, and an indeterminable program, paradoxically, these very constraints played a key role in defining the project’s direction and character.
The site’s location holds significance as both the starting point and the endpoint of Teheran-ro. Consequently, while we initially explored numerous design options with a focus on the main façade—which needed to accommodate both the Teheran-ro and Asem-ro sides—the direction was ultimately determined by a simple massing approach dictated by functional requirements related to the traffic system, regulations, and modularity.
