The “Innovation City” project promoted by the Ministry of Land, Infrastructure and Transport aims to shape future-oriented cities in regional growth hubs triggered by the relocation of public institutions. Ulsan-Ujeong Innovation City, developed across 12 neighborhoods including Ujeong-dong in Jung-gu of Ulsan Metropolitan City, will host 10 relocated public institutions and feature infrastructure such as the main road and tree-lined “Green Avenue” connecting the new downtown. The site is part of the Block B-2BL within the Ujeong Innovation City, surrounded by transportation facilities including Ulsan Airport and KTX Ulsan Station, commercial complexes like department stores and large marts, and adjacent school districts with elementary to high schools.
Regarding design priorities based on the site conditions, first, the site lies within 2km radius of Ulsan Airport, subject to an aviation height restriction of 57.68 meters, posing challenges to maintain the allowable number of housing units under the district unit plan; second, the site has significant topographical variation with level differences up to 15 meters. Resolving these issues required numerous building placements, deck layouts, and level studies. Through ongoing studies and development to address aviation height restrictions and level differences, the maximum allowable 442 housing units were secured under the district unit plan. Also, the building layout achieved a south-facing unit ratio of 43.6% by ensuring proper orientation and view axis.
