The site, situated along the eastern bypass road in Cheongju and characterized by a loop-shaped urban structure, was developed through a land readjustment project. An open, accessible master plan was applied to create a space that connects the surrounding educational and cultural facilities with the natural environment.

The project aimed to create an eco-friendly residential community where the city and nature interact and residents live in harmony with their neighbors. Key objectives included a level plan utilizing the existing topography, minimizing sunlight interference with adjacent residential complexes, securing visual axes open toward Nakga Mountain, designing individual units with marketability and livability in mind, and creating a diverse skyline that complements the urban landscape.
