Starlit Seongsu is the first urban mixed-use commercial complex introduced by Shinsegae Property, located in Seongsu-dong, Seongdong-gu, Seoul, an area that has recently drawn significant attention from the so‑called MZ generation. In Seongsu-dong, where numerous red-brick factory buildings once formed an industrial district for manufacturing, a youth-driven culture has gradually taken root. Starlit Seongsu aims to create a composite space that behaves like an “urban organism,” where retail, office, and cultural programs are organically connected in dialogue with the city’s distinctive sense of place. Floors B1 to 2 are planned as neighborhood facilities, and floors 3 to 9 as office space.
The site directly abuts the overpass of Line 2’s Seongsu Station to the north, and, aside from sides where adjacent buildings block views, offers favorable conditions for a strong frontal presence toward the west. In response, the massing is set back toward the rear to draw foot traffic from the ground level and secure landscaped open space, while partially cantilevering both the low-rise volume and the A‑shaped upper volume to enhance the building’s visibility. In the zone with secured south-facing views, a courtyard was introduced to bring in daylight and open up sight across all levels. Another key feature is the development of a bridge connected to Seongsu Station, achieved through close coordination with the local authorities, which links public and private realms, improves accessibility, and strengthens the continuity of spatial flow from the exterior terrace to the interior platform.
