The commercial facilities in Block 2BL-1 and 4 of the Sihwa MTV Waterfront Commercial District are located on a site within the Sihwa Multi-Techno Valley (MTV) district, situated in a waterfront commercial block bordering Turtle Island. Turtle Island is currently being developed into the world’s largest artificial surfing venue, and this project was conceived to meet future tourist demand. To maximize profitability and marketability, the design maximizes floor area ratio (FAR) and building coverage ratio (BCR). The floor plan is optimized for commercial leasing, featuring street-facing shops, terraces and decks on each floor, and specialized rooftop spaces. Furthermore, by incorporating a turtle shell pattern as a key design element, the design clearly and symbolically expresses the site’s identity and reflects the client’s request to differentiate the building’s design from typical commercial rental spaces.
