“La Venice Machi Avenue” is a Venice-themed canal street (for sale) commercial complex located on a 33,000-square-meter waterfront commercial site comprising 26 lots, adjacent to a newly constructed 1.7-kilometer-long artificial waterway in Gimpo Han River New Town.
The developer, Altoran Co., Ltd. (hereinafter “Altoran”), secured the entire waterfront commercial site through a single bid from the Korea Land and Housing Corporation (LH). To prevent indiscriminate development, Altoran was the first developer of a for-sale commercial facility to establish a comprehensive master plan at the initial stage.
Since then, the project has been proceeding with systematic, phased development divided into 13 blocks.
This plan is the result of the first block among the 13.
Green spaces are appropriately planned between the elongated buildings, and commercial spaces are grouped by block. Some areas were left open to facilitate the flow connecting the waterfront to the city behind the blocks. By planning the levels of buildings and waterfront decks in a three-dimensional manner and securing terrace-style commercial spaces along the waterway, a rhythmic spatial layout creates an engaging street environment. A sunken garden was placed at the rear of the site to facilitate smooth pedestrian access to the waterfront. Specialized commercial facilities were planned for the central area of the site to serve as an anchor for the entire block.
It is emerging as a themed landmark, forming a landmark commercial district in the Han River New City and earning the nickname “Korea’s Venice.”
