Korea Electric Power Corporation Project Financing, Vehicle mecanic Center

Korea Electric Power Corporation Project Financing, Vehicle mecanic Center

In accordance with the policy to normalize state-owned enterprises, KEPCO is currently pursuing real estate development projects for a total of 20 properties nationwide to improve its financial structure. Under the Korea Electric Power Corporation Act, when KEPCO develops its own real estate, it must either delegate the work to a contractor or entrust the property to a trust company for development. JUNGLIM Architecture has proposed development projects for four idle sites—the South Seoul Headquarters, the Yeongdeungpo Rolling Stock Depot, Majang-dong, and the North Gwangju Substation—in collaboration with Koramco Asset Trust. While pursuing high profitability to improve the financial structure, ensuring public interest as a project promoted by KEPCO is a prerequisite for the project. The upper portion of the building is planned as a single-mass knowledge industry center with high visibility from Mullae Station, while the lower portion features neighborhood living facilities based on a street mall concept centered around a spacious plaza. This design aims to shed the image of isolated commercial facilities and create a place of community harmony where knowledge, commerce, and nearby residential areas blend together. The Mullae-dong site consists of two parcels and is currently used as the Korea Electric Power Corporation (KEPCO) Yeongdeungpo Branch and a vehicle maintenance center. The knowledge industry center was planned based on an analysis that the relocation of existing KEPCO facilities and the consolidation of the parcels are necessary for efficient land use, while also taking into account the characteristics of the semi-industrial zone.
