Korea Electric Power Corporation Project Financing

In accordance with the policy to normalize state-owned enterprises, KEPCO is currently pursuing real estate development projects for a total of 20 properties nationwide to improve its financial structure. Under the Korea Electric Power Corporation Act, when KEPCO undertakes real estate development projects, it must either delegate the work to a contractor or entrust the property to a trust company for development. Junglim Architecture development projects for four idle sites—the South Seoul Headquarters, the Yeongdeungpo Rolling Stock Depot, Majang-dong, and the North Gwangju Substation—to Koramco Asset Trust. While pursuing high profitability to improve the financial structure, ensuring public interest as a project promoted by KEPCO is a prerequisite for the project. The Namseoul Regional Headquarters in Yeouido consists of a substation and office spaces within a single building. To reduce the burden of initial costs associated with the undergrounding of the substation, a practical project plan was proposed that allows for phased demolition and relocation. The plan aimed to maximize the use of existing resources by remodeling the existing building facing the Han River and constructing a high-rise building at the rear that includes a mixed-use program comprising public facilities, offices, and a hotel.
