This project was initiated by leveraging the potential of the site\u2019s surroundings, which are densely populated with cultural and business hubs such as Gyeonghuigung Palace.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">While maximizing the project\u2019s viability based on marketability factors such as the number of units, net floor area ratio, and differentiation strategies, we sought a new model for officetels by considering the Doryeom District\u2019s central urban location and its visibility within the redevelopment zone.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">By incorporating trends such as wall-bearing structures and duplex layouts into the design, the project achieved full pre-sales for all 347 officetel units and the ground-floor retail spaces, resulting in a highly successful project that left the developer very satisfied.<\/p>\n<\/div><\/div>\n\n\n\n<figure class=\"wp-block-gallery has-nested-images columns-default is-cropped wp-block-gallery-1 is-layout-flex wp-block-gallery-is-layout-flex\">\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" data-id=\"7806\" src=\"https:\/\/junglim.com\/wp-content\/uploads\/2025\/11\/2000_Byucksan-Kwangwhamun_slide_01.jpg\" alt=\"\" class=\"wp-image-7806\" \/><\/figure>\n\n\n\n<figure class=\"wp-block-image size-large\"><img decoding=\"async\" data-id=\"7807\" src=\"https:\/\/junglim.com\/wp-content\/uploads\/2025\/11\/2000_Byucksan-Kwangwhamun_slide_02.jpg\" alt=\"\" class=\"wp-image-7807\" \/><\/figure>\n<\/figure>\n","protected":false},"excerpt":{"rendered":"<p>A wave of new officetel development is sweeping through the Doryeom Redevelopment District, located near the Sejong Cultural Center and the Government Complex.
