Janggyo District 12 was the only undeveloped area within the Janggyo district, which had been designated an urban redevelopment zone in 1973 but had no detailed facility plan finalized. It was promoted as the final private development project to complete the urban redevelopment of the surrounding Janggyo area. The site faces Cheonggyecheon Stream and offers fine views of Mount Namsan, while being located on the boundary between a dense cluster of high-rise office buildings to the west and the Cheonggye tool market to the east. To overcome the challenges of its north-facing orientation and shaded street frontage while establishing a distinct architectural identity, the design aimed to create a differentiated form and concept.<\/p>\n\n\n\n<p>With a simple and refined massing that maximizes the buildable volume of the site, the north and west fa\u00e7ades \u2014 where the exterior is most visible \u2014 feature bright ceramic panels and open glass surfaces to respond to the northern orientation and express the identity of the office building. The first and second floors were designed with an open massing to enhance public accessibility.
