The project&#8217;s feasibility hinged on maximizing the area for residential facilities with strong sales potential, so the plan&nbsp;sought&nbsp;to contribute to enhancing the corporate brand image by elevating residents&#8217; pride and value.<\/p>\n\n\n\n<p>Given its highly visible urban location at the&nbsp;Yeoksam-dong&nbsp;Gyeongbok&nbsp;Apartments intersection along&nbsp;Eonju-ro, the building features landscape-driven fa\u00e7ades&nbsp;utilizing&nbsp;vertical louvers on both the front and rear. The \u201cofficetel\u201d cluster, responding to the residential complex on the east side, is planned as low-rise buildings of similar height with greens and rest areas placed at the courtyard, creating a pleasant living environment while forming a skyline harmonious with the surrounding city.&nbsp;<\/p>\n\n\n\n<p>Meanwhile, the site straddles commercial and third-type general residential zones under the zoning regulation, making the application of weighted average calculations for floor area ratio (FAR) and building coverage ratio (BCR) a critical issue.
