Turtle Island is currently being developed into the world\u2019s largest artificial surfing venue, and this project was conceived to meet future tourist demand. To maximize profitability and marketability, the design maximizes floor area ratio (FAR) and building coverage ratio (BCR). The floor plan is optimized for commercial leasing, featuring street-facing shops, terraces and decks on each floor, and specialized rooftop spaces.
