Under the Korea Electric Power Corporation Act, when KEPCO undertakes real estate development projects, it must either delegate the work to a contractor or entrust the property to a trust company for development. Junglim Architecture development projects for four idle sites\u2014the South Seoul Headquarters, the Yeongdeungpo Rolling Stock Depot, Majang-dong, and the North Gwangju Substation\u2014to Koramco Asset Trust. While pursuing high profitability to improve the financial structure, ensuring public interest as a project promoted by KEPCO is a prerequisite for the project. The Namseoul Regional Headquarters in Yeouido consists of a substation and office spaces within a single building. To reduce the burden of initial costs associated with the undergrounding of the substation, a practical project plan was proposed that allows for phased demolition and relocation.
